Idaho rules have changed — in owners' favor
Since July 1, 2026, Idaho law (Idaho Code 67-6539, as amended by HB 583) bars cities and counties from requiring a license, fee, permit or registration to operate a short-term rental. Boise repealed its short-term rental license effective May 18, 2026. Lodging taxes, HOA rules and basic safety requirements still apply. Read the full Idaho short-term rental rules guide.
What does Airbnb management cost in Boise?
Most Boise-area short-term rental managers quote somewhere around 15% to 25% of booking revenue, and published ranges run wider (one national directory lists 15–30% for Boise). The percentage alone doesn't tell you much: ask what's included, whether cleaning and repairs carry markups, and how long the contract runs. We'll give you a single clear quote for your home after a free analysis.

Do I need a short-term rental permit in Boise, Meridian or Nampa?
No city license is required. Boise repealed its short-term rental license effective May 18, 2026, and since July 1, 2026 Idaho law prohibits cities and counties from requiring a license, fee, permit or registration. Lodging taxes and basic safety requirements still apply. Details are in our Idaho short-term rental rules guide.
Who collects Idaho lodging taxes on Airbnb bookings?
Airbnb and VRBO collect and remit Idaho's lodging taxes on bookings made through their platforms. Bookings you take directly are your responsibility, which is one reason we keep direct bookings and tax reporting organized for you.
Do you manage cabins outside the Treasure Valley?
Yes. Along with Boise, Meridian, Nampa, Caldwell and Eagle, we manage short-term rentals in Idaho's mountain areas, including Donnelly near Tamarack and Lowman.
Can my home switch between Airbnb and long-term renting?
Yes. We manage both, so if the numbers change we can help you move a property between short-term, mid-term and long-term rental strategies.
