Long-term rental or Airbnb in Meridian?

An Airbnb can bring in more gross revenue than a long-term lease, but it also costs more to run. Compare what you keep, not just what comes in.

HOAs: check before you rent

HOA rules come up often for Meridian owners, and they matter. Before you list, read your CC&Rs for rental limits, minimum lease terms, parking rules and any requirement to register tenants with the HOA.

Idaho law protects owners from new rental rules: under Idaho Code 55-3211, an HOA can't add or change a rule that restricts short-term or long-term rentals and enforce it against your home unless you agreed to it in writing when it was adopted. The Idaho Supreme Court applied that rule to block an HOA's short-term rental ban in North Henry's Lake HOA v. Norton.

Meridian property management FAQ

How much does a 3-bedroom house rent for in Meridian?

In our experience a typical 3-bedroom, 2-bathroom home in Meridian rents for around $2,100 a month. Size, condition, yard, garage and the neighborhood move that number up or down; our free rental analysis prices your specific home.

How much can an Airbnb make in Meridian, Idaho?

The short-term rentals we manage in the Treasure Valley earn from about $36,000 a year up to $100,000 or more. The top of that range is larger homes stocked with a full set of amenities; a smaller home with basic furnishings lands closer to the bottom.

Do I need a permit to run an Airbnb in Meridian?

No. Since July 1, 2026, Idaho law bars cities and counties from requiring a license, fee, permit or registration to operate a short-term rental. State lodging taxes and basic safety requirements still apply. See our Idaho short-term rental rules.

Can my Meridian HOA stop me from renting my home?

Rental limits already in your CC&Rs can apply, so read them first. But under Idaho Code 55-3211 an HOA can't add or change a rule that restricts short-term or long-term rentals and enforce it against your home unless you agreed to it in writing when it was adopted. If your HOA is pushing a new rental rule, talk to an Idaho attorney.

What does property management in Meridian include?

For long-term rentals: rent pricing, marketing and showings, tenant screening, leases, online rent collection, maintenance, move-out inspections and monthly statements. For Airbnbs: listing setup, dynamic pricing, guest messaging, cleaning turnovers, maintenance and direct bookings. Details are on our long-term and Airbnb management pages.

Do you manage rentals outside Meridian?

Yes. We manage homes across the Treasure Valley, including Boise, Nampa, Caldwell and Eagle, plus short-term rentals near Tamarack in Donnelly and in Lowman.
